What really drives price
- View and exposure. An open lake view with year-round sun is the top criterion, and can shift the price by tens of thousands of francs.
- Proximity to lake and centre. A few minutes' walk from the quays, a station or shops matters greatly.
- Floor and quiet. A high floor and a quiet interior away from the main road clearly add value.
- Condition and character. From renovated Belle Époque to new-build, each segment has its buyer — provided it's priced right.
Very different sub-markets
The lakefront of Montreux or La Tour-de-Peilz doesn't sell like the heights of Chernex or Corseaux, nor like Villeneuve, more affordable at the end of the lake.
